HOW TO USE THE EXPANDABLE 6M (20ft) UNIT

HOME – This Tiny home’s size and price means that it is accessible to more people and makes it more possible for a semi-nomadic lifestyle.

AIRBNB GUESTS – This Tiny home  lends itself well to guest accommodation. You may not need the larger size of our other models to host your guests. For a simpler, more cost-effective Airbnb tiny house, This Tiny home has everything 2-4 guests may need for a very enjoyable stay.

EXTRA ACCOMMODATION – This Tiny Home has been specifically designed for 2–4 family members or friends to have a very enjoyable stay on your property with their own kitchen, loft bedroom, toilet, shower, and chill-out space.

General Overview

Entry Door :  Sliding glass and lockable aluminium entry door

Electrical  :  Australian Standard electrical products are installed and/or supplied. The building is sold in accordance with the Electrical AS3000 standards and electrical items carry the RCM logo which meets the Australian electrical safety regulations. The customer’s qualified electrician is to complete the hardwired electrical supply to the building, complete electrical fit off (if required) and test the installation according to AS3000.

Frame  : Galvanised steel frame, epoxy treated & acrylic painted

Roof : Glass-wool insulation, galvanised & painted steel

Walls : 75mm EPS panels

Floor :  Sub-floor – Magnesium concrete composite board – water, rot and insect resistant

Lighting : LED oyster lights supplied
 
Council Compliance : The Expandable Container Homes do not fall under the Class 1a building category that conforms with the regulations stipulated by the Building Code of Australia (BCA)

Installation

Instructions : Unfolding instructions and video provided for the Expander
DIY : Express Portable Expanders are customer DIY installations
Footing Plans : Footing Plans supplied by Express Portables
Electrical & Plumbing : The customer must engage a licenced Plumber and Electrician to carry out any plumbing and electrical work

Transport

Crane : Truck self unloads with own crane. Reach is usually 2m-6m from side of the truck’s tray from where it can park, set up and safely unload
Tilt Tray : The truck carefully slide unloads the building to the rear of the truck. Manoeuvrability and access around the site is essential, the truck requires 10-15m in a straight line to slide unload and drive away
Rigid Truck/Semi Trailer : Customer is required to organise a forklift unload or crane unload

Interior Walls : 50mm EPS panels with an off white finish

External Walls

With Cladding : 60mm EPS panel walls & 15mm cladding

No Cladding : 75mm EPS panel walls

Frames : Aluminium framed windows

Type : Sliding double-glazed awning windows

Flyscreens : Sliding windows come with Flyscreens

Provisional Space : Provisional space for dishwasher (620mm), freestanding cooker (650mm), rangehood (600mm), fridge (650mm)

Electrical

Power : All electrical points are prewired inside walls. Fit off of electrical points required after opening and installing, Aerial point provided for TV. Mains supply located at rear of expander
Lighting : All lights and switches are pre-wired inside walls. Fit off of points required after opening and installing the building. LED oyster lights supplied
Smoke Alarm : Smoke alarm hardwired back to switchboard per habitable room (customer must install)

Plumbing

Water : The water pipes are penetrated through the floor only ready for the onsite plumber to connect. The building must be installed a minimum 500mm above ground allowing enough access for a plumber to connect fittings.
Waste : The waste pipes (vanity, toilet, shower) are penetrated through the floor only ready for the onsite plumber to connect. The building must be installed a minimum 500mm above ground allowing enough access for a plumber to connect fittings.
Sink & Mixer : Kitchen sink and mixer is to be connected when building is installed

Council Compliance

Council Approval : Please note that the Expander Homes do not fall under the Class 1a building category that conforms with the regulations stipulated by the Building Code of Australia (BCA). If any of our Products are purchased together with our Trailers, they are considered as a Caravan (movable dwelling) and could be conveniently installed in numerous Councils without requiring approval from the council
Certificates : Structural engineering and plumbing certificates are not provided with the purchase
